At Property Extra our aim is to cut through all that, and offer you the elements of buy to let investment in simple steps, building into the complete package.
STEP 1 Do your homework This means asking the right questions and taking the right advice. STEP 2 Find a property Finding the right property is a vital step in ensuring that your return from your investment is maximised. We can assist you with that, and from our background in letting out hundreds of properties over the years, ensure that you attract the right tenant and keep your property let out. In all cases we can provide you with an authoritative profile of the prospective tenants for the property, and of the likely rental returns, based on more than a decade’s experience of the local market. In some cases we can provide you with a property with an established tenant and rental history, based on the management of the property by our associate company, Letting Solutions. We can also help if you are keen to take on a property with an existing tenant.
STEP 3 Funding your investment and getting professional advice. Because of our long standing involvement in the property market in West Lothian, we can save you shoe leather and disappointment by introducing you to all the experts you will need. This includes valuation services; portfolio or individual mortgages; insurance; tax; accountancy advice; and legal and conveyancing services if required.
STEP 4 Get the property ready to rent This will cover an initial visit to assess the property through to the supply of the furniture and other items to make the property ready to rent. This assessment will reflect our years of experience in knowing exactly what tenants are looking for in rental properties. A fixed price helps you keep control of your budget.
STEP 5 Find a tenant and manage the property A full tenant finding and property management service is available through our associate company, Letting Solutions - West Lothian’s largest and most successful residential management company. This service stretches from finding a tenant right through to management throughout the tenancy, and finding replacement tenants as necessary to minimise void periods. Clients of Property Extra are eligible for special concessionary fees from Letting Solutions.
